The following has been implemented. At Minimum

1) If not known personally by our staff or Realtors/ Agents,( Personally would include a referral from a past client or a known person of the agent staff ), prospective clients shall provide identification before 1st showing or at 1st showing location. 
2) An exclusive broker agreement is required at the time of the 1st significant meeting or discussion. ( This may be interpreted by a moment that advise, direction, or there is an implication that the buyer assumes that the agent is representing him/her.
3) A pre-approval for a mortgage loan or proof of funds is required before an offer is made and strongly recommended before showings. (If an agent is able to talk to the loan officer and the officer is able to communicate satisfaction of the pending qualification this shall be acceptable.
